Our price guide
Typical prices for Irish homes. Your written quote comes after the room is measured.
What most people spend
€10,000 to €15,000. That buys a mid-range fitted kitchen in a three-bed semi: rigid units, painted or lacquered doors, a quartz or good laminate worktop and mid-range appliances. Starting prices for a fitted kitchen run from about €5,000 for flat-pack fully installed to €40,000 for German or hand-made cabinetry.
Two real kitchens, and what they left out
- A whole new kitchen in a Dublin semi: about €12,100 with VAT, including taking out the old kitchen and making good.
- A 7.3 metre run with full-height units, lacquered doors and a quartz worktop: about €15,900 with VAT. It left out the removal, the skip, the electrics, the plumbing, the tiling and the painting.
The second looks dearer and does less. Compare what's in a quote, not the total. That kitchen works out at about €2,165 a linear metre, fitted.
Where the money goes
The cabinets are the biggest single cost, then the worktop, the appliances and the fitting. That's why keeping sound units and changing what's on the front saves the most: see remodel or refresh.
Is VAT in the price?
Ask for it in writing. Revenue taxes the supply and installation of a fixture at the reduced rate, subject to the two-thirds rule, so a fitted kitchen is usually charged at 13.5%; supply-only goods at 23%. The made-to-measure range of €15,000 to €25,000 above includes VAT.
Prices where you live
Kitchen prices don't change much from county to county: the kitchen you choose and the house it goes in do. Every county has its own page below with what the homes there are like.
Kitchen renovation in every county
Each county page has what the homes there are like, from the CSO census, and what that means for a new kitchen.
