What a kitchen extension costs in Ireland

The build cost per square metre, what a whole project comes to, and when you need planning permission.

Free, no obligation. One kitchen company near you prices it, not five.

The short answer. A single-storey kitchen extension costs about €1,500 to €2,500 per square metre to build in Ireland, before the kitchen goes in. In Dublin it's €1,800 to €2,500. A whole open-plan kitchen extension usually comes to €50,000 to €90,000.

Cost per square metre

  • Single-storey rear, most of Ireland: €1,500 to €2,200 per m².
  • Single-storey rear, Dublin: €1,800 to €2,500 per m², including VAT at 13.5%.
  • Higher specification: €2,800 to €3,500 per m² and up.

Fees for the architect, engineer and certification run €5,000 to €10,000, and the council's development levy is €20 to €30 per m² where it applies.

A 30 m² kitchen extension, worked out

30 m² at €1,800 to €2,500 per m² is €54,000 to €75,000 to build, then the fees, then the kitchen. One fully costed 30 m² Dublin example came to about €129,000 all in.

Do you need planning permission?

Not for a rear extension of up to 45 m², counting earlier extensions, under the 2026 exempted development rules, if it's no higher than the house and leaves at least 25 m² of private open space. The limit was 40 m² before. A protected structure is different: ask the council first. If you do need permission, the fee for a domestic extension is €34.

How long it takes

Eight to sixteen weeks for design, tendering and any planning, then eight to fourteen weeks to build a single-storey extension. The kitchen goes in at the end.

Extend, or renovate what you have?

If the room is big enough and only the kitchen is tired, a new kitchen at €15,000 to €25,000 does it. If the room is the problem, knocking through to the dining room with a steel beam at €2,000 to €4,000 is the step before an extension.
